Midtown Townhome Values

While I work all over the city, I do like to keep owners in specific areas “in the loop” of what home values are doing.  Midtown is one area that I do specialize in and here is an update on the neighborhood.

The information below is for townhomes within the Midtown District.  The two primary builders in Midtown are Urban lofts and Perry Homes and typically Perry Homes sell for a higher price per sq ft then Urban Lofts.  There are also several other builders that have built homes within Midtown and most of their products are priced above $250,000.

2010 Midtown Home  Values
List Price Range Avg. Price   per Sq. Ft Days On Market # Homes Sold % Sold Price to List Price
175,000-250,000 $126.20 56 61 98%
250,001-450,000 $126.70 78 29 97%

Now, let’s compare to the values from 2009

2009 Midtown Home  Values
List Price Range Avg. Price   per Sq. Ft Days On Market # Homes Sold % Sold Price to List Price
175,000-250,000 $120.30 47 67 97%
250,001-450,000 $130.62 56 61 97%

If you are thinking of selling, give me a call and I’ll provide you with a customized market comparison for your home.
